    Stick to the demand needs, and the market knowledge you have, I'd personally stick with it being a 3 bedroom if the demand is there....

    question - our portfolio of houses are 2 and 3 bed

    we are buying a fire damaged 3 bed house in a good area which lends it itself to doing a loft conversion due to the fire damage

    how do others find demand for a 4 bed house, we do let to u/c claimants with guarantors and a family...

    So it could be upfront and he could be changing jobs to work for your council, so wants a property local to the new job.

    But if that is the case then why is he not wanting to see the property before renting? and why is he avoiding meeting you?

    Thanks for your advice. They haven’t asked for payment yet, the estate agent is managing the contact. This occurred 1.5month ago and I haven’t heard since, I’m asking as a precaution incase they do ask for payment. They did state they were going to send invoices....

    I wouldn't have thought so if they have boxed in the pipes which prevented you from carrying out maintenance inspections. Are they asking you to pay? You might need a solicitor to respond if they are since I assume they will have more money to hire lawyers themselves....

    That reference seems fine. You will need to make a stronger case with the agents based on some of the suggestions above



    I wonder if this qualifies you to have to pay stamp duty on the rental?...
