by jpucng62Properties that are 'not yet let' generally require 'unoccupied house insurance' and these items would not generally be covered and would put the property at greater risk, so I would not be interested either.

Reply to Mouldby jpucng62I have turned many a bath / shower area from a mould covered health hazard I wouldn't step in to unless fully clothed to a dazzling white bathing area with the aid of a toothbrush, some bleach, some elbow grease and some soaking time.

My tenant is witholding rent and in my opinion trying to frustrate my attempts at repair. He is looking to be put in a hotel but there's probably a good chance he will be too sick to go to a hotel when the time comes.

Yep, although I'm not mad keen on an S21, given the 6 month notice period, backlog of court cases and an open-ended ban on enforcing possession orders. Serving that could start an odyssey lasting over a year and once prompted by such a thing could simply decide to sit tight and no longer pay....
