That is the core problem in a nutshell. The state DOES NOT WANT people to be allowed to contract with each other to the benefit of all parties. Essentially they couldn't give a stuff about what people want and how to achieve that mutually most-suitable arrangement....

My kitchen sink has been blocked for almost 3 weeks.

The landlord/agent has been dragging his feet getting a plumber out and when someone did come, they confirmed my suspicions that it's something more just needing to pour some unblocker down (this is why I haven't called someone out myself...

It will be the EWS1 form which when completed.... and noted as passed, means that the cladding etc on the flat is safe and will not be the cause of you (or your tenants) burning do death.

I am seeing on the market several properties which are cash buy only because they do not have the Fire Safety certificate.

Can I ask what are the implications of this?

How much it costs to get that certificate? What happens if you cannot get it? Do all leaseholders...
