by DPT57It sounds like establishing some boundaries is going to be important with this tenant. I would suggest you stick to your guns and get a professional carpet cleaning company in to say whether they can get rid of the smell.

by LadymuckyI bought a property with a sitting tenant, within the first week they have a list of complaints about the house which needs sorting as the previous landlord didn’t want to know (great). We have had a look at the property and I’m willing to sort most of them.
However, they are demanding...-

Reply to Bed Bugs v Mice ResponsibilitiesI think mice are landlords responsibility if there are obvious holes in the fabric of the building through which mice can get through. . It’s the tenants responsibility if they live in a pig sty. If their kitchen is a mess etc the mice will think it’s a nice restaurant and make a cozy home near...

by VictoriaHAm I right in assuming bed bugs are tenants responsibility to pay for?
And mice, ours as landlords?
Rationale:
Bed bugs are caused by tenant messiness/ bringing them in.
Mice access via communal areas. So tenants can't be blamed for this.
Does this rationale...-

by jpkeatesIt doesn't work like that.
And just because I can't find a definition, doesn't mean there isn't one!
The local electoral registration office sends a registration form annually to each property (I think it's addressed to the occupier, but I can't remember) and the recipient has to...-

are you legally obliged to update the electoral register?
I think the system changed, so that each individual is now responsible for updating their own entry on the electoral register?
I get various...-

Reply to Applying to Court for Section 21by jpkeatesI.e. the record proves that it definitely wasn't delivered.
No, the advice given by the other users above is good.
You can't do this online for a section 21 notice....-

Reply to Can I serve Section 21 Notice?by jpkeatesYou can use ground 8 if the tenant owes the value of two months rent when the notice is served and when the court hearing takes place.
You can use 10 and 11 if the grounds are made out, which seems to be the case.
As per ash72, unless the tenant is very specific about what they're...-

by Rubz2009Hi was hoping for some advise.
I have tentants in my property on a AST agreement which started in 2013 and has been rolling to date. Tenants are behind on their rent by a couple of months (during covid times which they believe they still do not need to pay) and also always late on monthly payments...-
