  • Reply to Can I serve Section 21 Notice?
    by Rubz2009
Final question from me, again appreciate the advise. Can someone explain the difference between grounds 8 and ground 10. My tenant is 3 months overdue on rent so i know ground 8 applies. I will be using ground 11 also for consistent late payments. Does ground 10 apply to me?

  • Can I serve Section 21 Notice?
    by Rubz2009
Hi was hoping for some advise.
I have tentants in my property on a AST agreement which started in 2013 and has been rolling to date. Tenants are behind on their rent by a couple of months (during covid times which they believe they still do not need to pay) and also always late on monthly payments...

I use an agent (several properties) and pay 8% for "enhanced management" - basically I don't have to do anything apart from approve repairs over £200. I suppose if you had just one property you could cope but I think the agents are worth paying for.

I did have a bad experience...

    Hi guys,
Do you guys turn your properties over to letting agents to manage for you?
If so what are we talking in terms of fees around 10%?
Are letting agents trustworthy, i have heard many horror stories?

If you were to do it yourself without using a letting agent

    by artin
I had similar 15 years ago, police were after a tenant already left and had new tenants. They broke the back door, they sent their own repairer, changed the door and paint, they paid for everything. It's best to ask police to authorise before doing the works.

  • Police break down door to access tenant
    by VictoriaH
Police broke down my main door to get to a tenant of mine.
Are the police liable for such damage?
Can I send them a bill for fixing/ replacing my door?
What's the normal practice for such damages?

I use estate agents one with several branches, don't use one man/branch agents, I get better tenants than advertising myself, agent will ask for all compliance certificates required, collect rent on my behalf, help and mediate if any issues.
I lose 9% + VAT in agent fees for finding tenant and...

They are full service, but I handle the deposit protection admin.
I pay less than that, but I have several properties with them.

Watch out for the VAT they'll charge on top....

It will take a very long time till you'll figure out this situation with your tenant. I wanted to ask, why do you want to have a spare key? Do you suspect him of doing dirty actions like drugs in your apartment?
You can try to hold a serious conversation with him and ask politely to enter the...
