    • Tumble drier (vented to outside, or condensing)
    • Bathroom with window open and door closed.
    • Local launderette
    NOT so that the moisture gets into any other part of the property (eg on radiators in lounge, or bathroom with door open)....

    Hi there, hoping for a bit of advice. Have scoured the gov.uk web pages but still unclear.

    Our tenants have defaulted on their rental payments. Due 1st Jan, and have advised they are unable to pay and can not confirm when they will be in a position to pay until at least mid-Feb!

    I would initiate a MCOL in addition to anything else. We presume they have sold their vehicle, stopped smoking and so on, or are they prioritising other things over the rent?

    Have they explained what the reason is - there may be some sensible reason, but if they haven't even tried to explain,...

    If you don't have access to competent boiler engineers ( plus boiler not correctly installed) then you need some sort of boiler cover.
    Do you have a gas cert ?
    Leaving tenants without central heating in January is unacceptable....

    I had boiler problem at BTL house over Jan, had a few engineers look at it but unable to resolve and due to age of boiler it been advise to replace it. Also there is a blockage in the system and it need a system flush.

    So for last 2 weeks I have provided electric heating to the tenants...

    Tenant gave notice 6 weeks ago. Then 2 days before the move out date says she cant find anywhere to move.

    She extended her notice once already ,she wanted an extra 2 weeks which was given. She wants to prolong the stay without definite time to leave.they are actually nice people havent...
