by AliRazI believe we could only be classified as lodgers in case we shared some facilities, is that correct? We do not share anything as we are separated by the wooden wall from the rest of the house. We have our own entrance, too. Thank you for the advice!

by AliRazGood afternoong,
Hope someone will be able to give me an advice here. Me and my husband have been renting a flat out a flat for a couple of months. It was advertised as a private garden flat with all bills (incl. council tax) included, we didn’t question it much. The landlord’s family...-

by ash72You could be classed as a lodger rather than a T, depending on the dwelling, just because you call it a Flat, if it has not been legalised as one, then it's not an could be just an extension to the existing property....

Reply to Late protection of depositby nukecadFrom the Shelter website about the six year time limit:
https://england.shelter.org.uk/legal...n_214_claims#3
To my mind it should be 6 years from when the overall tenancy ends (not any particular TA or SPT that is part of that overall tenancy)...-

by SharloeHello, I'm wondering if anyone can help. I've been a tenant for ten years. I wasn't aware if any deposit legislations or such laws throughout my tenancy. Yes, I know, my fault, excuse me for being ignorant of reading up my rights. It started as a fixed AST for 6 months and has ran on as SPT. It has...

by ash72You may have to liaise with a number of separate departments within the council, as unfortunately they are not in sync with each other.
- Planning and Building regs - you would need to inform them that the current property was not developed as stated in the plans.
- Environmental...-

by AliRazThanks for this! How can it be legal for council tax purposes though? I mean, surely the flat would still have to be registered as a separate one, wouldn’t it?
Our contract does say AST, and it also does say that the landlord is required to protect the deposit. How does that influent...-

by jpkeatesThere's no reason that the let isn't completely legal, it just isn't an assured tenancy (or, consequently an AST).
As far as I can see, the property you live in complies with the requirements for a dwelling house, and you have exclusive possession of it, so it's probably a tenancy, but....-

Reply to MCOL against meHopefully the court will dismiss some of the foolish claims submitted. We have one against us which is largely time-barred but the claimant is adamant the matter must go to court!

by roywSo my delightful tenant (who convinced me a tenant find service is a really stupid idea) moved out several months ago and has just raised an MCOL against me. Amongst other things he's claiming for the cost of artificial grass he laid without permission. Is there a defence that this is a 'fixture and...
