    I have an EICR which is about 3 years old and my current tenants moved in about 15 months ago, prior to having to provide a new EICR to new tenants I think.

    With your tenants or mine it is impossible to predict anything because there is no logic in their behaviour. You can just hope that maybe they would leave before they get a letter from bailiffs....

    At the moment it sounds like your lodger is a tenant.
    regarding garage you can t create a lodger s agreement because you don t live in property. Even if that would work.
