by EnyalaHouse has been let to 4 tenants on an AST. They are a couple, plus two single friends. Does this mean it should be an HMO and should not have been let on a AST basis? Your feedback would be much appreciated. TIA.

The solution to the situation outlined in the quote is to replace "tenant refuses to sign deed" with "Landlord confirms to tenant that they have accepted their offer to surrender the tenancy".

by MoviemanHi everyone I had a real difficult tenant and they have left and owe me thousands. Which doubt I will see.
they have left a TV worth about £15 and and normally I would never do this but seeing it as I'm not going to get any money out them

You could seek possession through the courts without the long delays imposed by the need for notices served by a landlord, but the eviction stay would still apply.-

Reply to Reference paymentby landlord-manI wouldn't have told the LA that "I refuse to complete x, y or z" as the word REFUSE lodges a negative thought in their heads lol - and they go on auto-pilot thinking the worst - which is what happened in your case.

I have a tenant who's leaving shortly and a letting agent sent through letter asking for a reference for the tenant, in the letter there was also 4 pages of questions about 120 to be precise.

But it still leaves us landlords in an impossible situation.
Eg tenant texts to say moving out
tenant empties property
tenant refused to sign deed
Landlord enters empty property

I have other HMO's in the city. As said above, this as c4 planning permission as the area is under article 4. It doesn't however require a HMO license.
