Reply to Section 21 form 6aby ash72Serve notice, and stay alert of when it expires and proceed to with court action as quickly as possible. Ensure all your paperwork is in order otherwise you will back serving the notice again.

by hazedunksI served a tenant a section 21 in july 2020 and gave them the recommended 3 month notice period at the time due to covid 19. Is it too late for me to apply for the possession order now? Wil the section 21 still be valid?

thanks for the reply. It is a new tenancy.
I don’t want to drag it out but we have a problem in that the rental stock locally and it does have to be local due to my mobility issues and schools ect is currently 0.
I feel duplicitous in waiting it out so...-

Hi,
I have a possession order following a S21 eviction. I'm still awaiting my solicitor gaining a warrant of possession to allow bailiffs to evict (at some point in the future - I'm not holding my breath for Feb 21st...)

There is no guarantee of a good reference regardless of what you do. Disputing the rent rise is probably not going to help.-

Which would mean that the notice isn't valid, as it cannot be served within the first 4 months of the tenancy. (Assuming that the tenancy began in October).
