    2 - Small claims court, it's cheap and mostly online. You have a big advantage if the landlord has listed a series of claims against the deposit, because they won't be able to prove them and won't be allowed to add to the list.

    3 - This process is more complex and costs more to initiate....

    I think the honest answer is that it depends on how much effort you are prepared to make.

    My guess is that what you have there are terrible landlords renting an unsuitable property and that they haven't got the faintest clue what they're doing.

    Not at all cheeky. The problem is that it is hard to gauge a market price without actually marketing.
    So landlord might not be keen and maybe you should not either.

    Suggest you all come to a deal (involving the agent) that if agent cannot achieve a price higher than you are (eventually)...

    Have a chat with a mortgage provider or look online to see how much of a deposit you need, how much you need to be earning, and how much your repayments will be. Do this before you chat to your landlord so you can chat with confidence....
