    I suspect that until you have signed the AST or paid the deposit/first months rent then you have no lease, at any point up until the point of signing the landlord and/or agent can find something in the references or other checks that they do not like and pull out, that is what a signed agreement is...

    The tenant needs to understand you won't replace anything unless you have seen it first. Be aware that the smell can get into the floorboards too and is difficult to get rid of. Depending which room it is tiles may be a better option.

    To be exact, the earliest you can serve notice is 10th September, which means that the earliest the tenancy can be ended by you is 8th December.

    However, most landlords/agents don't know the regulations - so you'll probably be OK if you serve notice to expire on 8th November.
