The Insured scheme is not advisable for anyone other than a "professional landlord" imo as the deposit becomes unprotected if you forget to renew the insurance and the penalties of this are out of all proportion to any disbenefits of...

There's not so much time difference now, but there is a possibility that there won't even be a hearing with the accelerated procedure, which would be less stressful.-

Reply to Action after Section 21by ash72Possession should be your priority, you can claim arrears, damage etc at a later stage via either their deposit or small claims. If your paying for the service I would try not to think about it too much, as it can be stressful.

A section 21 notice doesn't end the tenancy, so the key thing is how does the tenancy actually end?
If the tenant just goes, that leaves things a bit up in the air, if they give notice or hands the keys back and surrenders the tenancy that can bring...-

by ash72You need to work out what you really want, is it the T leaving or the T sticking to the tenancy agreement? The S21 is given to a T so that the LL after the notice period has elapsed can take the T to court for possession.
If communication between the T and the LL has eroded, then don't...-
