My tenant is 3 months overdue on rent so i know ground 8 applies. I will be using ground 11 also for consistent late payments. Does ground 10 apply to me?

I have tentants in my property on a AST agreement which started in 2013 and has been rolling to date. Tenants are behind on their rent by a couple of months (during covid times which they believe they still do not need to pay) and also always late on monthly payments...-

Reply to letting agent or do it yourself?by blueashI use an agent (several properties) and pay 8% for "enhanced management" - basically I don't have to do anything apart from approve repairs over £200. I suppose if you had just one property you could cope but I think the agents are worth paying for.
I did have a bad experience...-

by artinI had similar 15 years ago, police were after a tenant already left and had new tenants. They broke the back door, they sent their own repairer, changed the door and paint, they paid for everything. It's best to ask police to authorise before doing the works.

Reply to letting agent or do it yourself?by artinI use estate agents one with several branches, don't use one man/branch agents, I get better tenants than advertising myself, agent will ask for all compliance certificates required, collect rent on my behalf, help and mediate if any issues.
I lose 9% + VAT in agent fees for finding tenant and...-
