  • Reply to Can I use an Assured Shorthold Tenancy agreement for a 2 month rental?
    by stanleyman
Thanks again. Another reason I wanted to get an ASL in place is that it seems almost impossible to get landlord insurance without one (unless I am missing something?). Overall it still seems like the best option given that I do not believe guests overstaying is a material risk to me (given their pr...

  • Can I use an Assured Shorthold Tenancy agreement for a 2 month rental?
    by stanleyman
Hi! I would like to rent out the flat I own on a short-term 2 month basis. My freeholder permits me to have an Assured Shorthold Tenancy agreement so I would like to get one in place for my guest and then buy appropriate landlord insurance to cover me for public liability, personal injury, damage to...

Probably how they do it in Scotland.
First of all the landlord has to provide evidence that they plan to market the property within three months of the tenant leaving (all eviction hearings in Scotland are dealt with by a specialist tribunal).
If the landlord doesn't market the property...

  • Section 21 abolition - timetable
    by Kape65
I know that abolishing Section 21 is not yet a done deal but is looking likely. Do we know when the governments white paper is likely to show it's face and how long after that before we will not be able to use Section 21 ( a crystal ball question I know ). I'm hoping to repossess at least one more property...

If they allow eviction based on a desire to sell how would they be able to police that?
I know I am making a number of presumptions regarding the future but I am nearing the endgame anyway so bringing my exit from PRS forward a few years seems a wise move....

You can only really insure against those kind of risks, they're not avoidable because of the type of lease (they may mean you can't rely on the building's insurance policy, but they're unlikely to completely protect you from the risks you mention anyway.

    Tenants, lodgers and guests aren't...

EPC C is not law yet! I think there are a lot of LLs waiting to see if this happens or not. I certainly have properties to sell if this is the case but until we have facts I am not taking drastic action.

The announcement today about heat pumps may change the conversation on EPCs - after...

  • Reply to Rent Increase
    by doobrey
Approach depends on various factors - including perhaps most obviously whether they are good tenants.

Personally I cannot envisage a scenario where I would max out the rent being charged to my tenants so that I could enjoy 'a few nice holidays'. (In case anyone was wondering why landlords...

  • Rent Increase
    by TREK
I am a landlord and have been letting a property out to tenants for £600 PCM for 4 years with no rent increases, i have not had my eye on the ball for 18 months and have just found out that very similar properties in the area are going for £800 PCM. What is the maximum i could raise the rent at the...

There is no question that I made a mistake.

I'm asking for help now as in the agreement we both signed it states I can act as an agent for the tenant and let the house or part of the house during the unexpired term to recoup unpaid rent, which I have been doing....
