    Of course, by entering into a proper tenancy agreement, complying with all the legal and regulatory requirements and paying tax on your rental income. But letting to a family member is almost never a good idea, and without wanting to sound rude, you obviously have no clue what being a landlord entails....

    Nothing legal to stop you doing that, as long as he is paying what you want him to pay out of his own earnings.

    He will however NOT be able to claim UC Housing Element to pay the rent. (or at least it's extremely unlikely that the DWP would pay it).

    Trying to claim rent costs...

    Financially better to stick with the existing flat and change it to residential , then move on to another property by porting the mortgage or wait till 2024 when the mortgage fix ends.
    worse financially to sell up as have to pay over 3k in penalty fees plus selling fees.

    If the maximun i can get for a property is £600 per month why would I want to deduct avoidable expenses from it?

    The Tenant pays the £600 and keeps it clean and tidy and doesnt break things and leaves the property without any deduction from Deposit.

    I'm aware that my AST cannot insist on a professional clean at end of tenancy - but I can require the property is left in the same condition it was at the beginning (allowing for normal wear and tear) and the Tenant can then do the cleaning himself (herself).

    Exactly - and if none of those things happen then you have made a nice bonus, especially if its a long tenancy.

    But I still suspect that you would forget that you had already factored for it and want to charge extra anyway - call me cynical....

    Hi. I’m new here as thinking of renting 3 spare rooms (4 bed house). How do you go about working out the bills to include and adjusting them if people use more or less than expected? I don’t have a relevant history of bills as I’m only just buying the house and it has been empty for a long time....
