  • Reply to Floor damage in rented house - who pays?
    by Mr. Sparkle
It's absolutely mind boggling that this is even a question

The floor is constructed of wood.. Water and wood generally do not mix

You (the tenant) have caused the floor to lift by mopping it..

Pay for the repair and stop looking for a way to weasel out of it

  • Floor damage in rented house - who pays?
    by A.Renter
    Hello,

I rent a house from a landlord (generally pretty decent and helpful). I did a thorough mopping of the floor a while back, which is made up of interlocking wooden plywood slats. Unfortunately some of the water must have drained below, causing some of the slats to 'bubble' and rise...

The problem is that the EICR is a safety issue.
And there is the potential of a large fine if one isn't carried out by the end of this month.

I have had one check done while the tenant was working from home.
They had to take half a day off work to allow it to be completed, and...

Wondered if anyone can clarify where I stand needing to have electrical maintenance carried out on a rental property where tenants work from home due to COVID. The electrician I am using only works weekdays but my tenants have said this work cannot take place during the week as they can’t have the...

  • Reply to Voided AST ?
    by jpkeates
It would be possible to create a tenancy agreement that was not made as a contract until other documentation was supplied to the tenant.
Conditional agreements are possible, although why a landlord would do that is lost on me.

However, a contractual term which allowed the landlord,...

If a gas certificate was not given to the new tenant at the start of the new tenancy, would it invalidate the AST ???

    Hi there,

My block of flats has 8 shares. I have one flat and one share. the majority shareholder has 1 flat, 3 shares. She started the building limited company before I moved in, and it's just her and her ex partner on the board. The two of them always end up doing the work on the building...

  • Reply to New tenant credit check
    by Berlingogirl
Why aren't we supposed to look at social media? I always do and have rejected one tenant for my HMO because all his photos showed him with a pint in his hand and out with the lads which gave me a really bad feeling. Unfortunately, he arrived in a gang of contractors so I couldn't really refuse him....

  • New tenant credit check
    by Wumingshi1
    Hello,
I wonder if anyone could recommend a credit check service please?
I have seen a few posts recommend openrent but just wondering if that's what everyone is using?

    Thank you.

    Agree with the above really.
If the issue for the tenant is working hours then find someone who will do the work evening or weekend.
If the issue is covid concerns then leave it unless it is a proper safety issue....
