by forest777Good afternoon,
We are just about to sign a TA which appears to be a six month fixed term. We say appears but the holding deposit stipulated a 12 month tenancy with a 6 month break clause which is what we wanted.
However the TA which arrived today (one day before move in!)...-

Reply to Use of MCOL.jpkeates I’m not aware that our tenants engaged in any way with the possession process (and they appear unwilling to engage with the council officer who was trying to rehouse them) so I think it’s likely that our tenants would also stick their heads in the sand if we go down the MCOL route.

Hello all.
We got a possession order (and warrant) against our tenants (England) later last year. The findings of the court were:
1) Our tenants should vacate by 8th Dec’20 ( they’re still in situ)
2) The tenants should pay the landlords costs of approx £420.
Obviously...-

Reply to Sink blocked for almost 3 weeksby sushiThanks for everyone's input, however, this isn't something I want to try to fix myself and I suspect it's more serious than just plunging and using a chemical unblocker.
This was confirmed by the plumber my landlord sent last week.
Still waiting for it to be fixed....-

by sushiMy kitchen sink has been blocked for almost 3 weeks.
The landlord/agent has been dragging his feet getting a plumber out and when someone did come, they confirmed my suspicions that it's something more just needing to pour some unblocker down (this is why I haven't called someone out myself...-

by jpkeatesIn which case I'd ask for it to be resent.
It's probably OK to sign it, and it wouldn't disadvantage you in any way I can think of, but it's better to be right.
Because the tenancy has a fixed term, it just ends when the fixed term does.
So you can actually leave...-

by Lots onI have a tenant whom I have ceased to trust. I basically want her out. The rent is getting later each month and I just don’t need the stress. Other niggles but that is the main one and I strongly feel it’s paving the way to outright defaulting on rent. Ideally I want her out and to get other tenants...

by landlord-manBeen away from the forum for a few days and then come across yet another stupidly poor agent who is giving their LL a bad name.
Do as others have said, borrow the agents key and give them back the one you were given - its not your fault the LL, agent or management company effectively barred...-
