by artinI had similar 15 years ago, police were after a tenant already left and had new tenants. They broke the back door, they sent their own repairer, changed the door and paint, they paid for everything. It's best to ask police to authorise before doing the works....

Reply to letting agent or do it yourself?by artinI use estate agents one with several branches, don't use one man/branch agents, I get better tenants than advertising myself, agent will ask for all compliance certificates required, collect rent on my behalf, help and mediate if any issues.
I lose 9% + VAT in agent fees for finding tenant and...-

I pay less than that, but I have several properties with them.
Watch out for the VAT they'll charge on top....-
