I'm thinking of letting a property 'by the room' to two separate tenants. They could be friends.
Its a 3 bed
I'd like to retain one room and a bathroom for myself. Not my main residence, but I would use it for a bit of peace at times and for my work.
I would like amenable tenants...-

by DPT57I think that the key issue is that its so difficult/time consuming/costly to evict a tenant these days that you would be mad to quibble if they just leave....

The tenant is on a Statutory Periodic Tenancy. If a valid Section 21 notice has been served and the date to leave expires but the tenant is still in the flat (given no court order or bailiffs are present):
1) Does the Statutory Periodic Tenancy still stand?

Reply to Can I serve Section 21 Notice?by Rubz2009Final question from me, again appreciate the advise. Can someone explain the difference between grounds 8 and ground 10. My tenant is 3 months overdue on rent so i know ground 8 applies. I will be using ground 11 also for consistent late payments. Does ground 10 apply to me?

I have tentants in my property on a AST agreement which started in 2013 and has been rolling to date. Tenants are behind on their rent by a couple of months (during covid times which they believe they still do not need to pay) and also always late on monthly payments...-

Reply to letting agent or do it yourself?by blueashI use an agent (several properties) and pay 8% for "enhanced management" - basically I don't have to do anything apart from approve repairs over £200. I suppose if you had just one property you could cope but I think the agents are worth paying for.
I did have a bad experience...-
