Reply to Noise from rented propertyby Hudson01You have done what i was about to suggest - Contact the environmental health dept in the council, if you can track down the landlord it maybe worth your while dropping them a line with the issue, but as you say they don't have to do anything, the HMO licence side of things mentioned above is a good...

by ash72If there's any arrears or excess damage which the deposit wont cover, make sure you get a CCJ against the T, that way you get some justice and other LL's don't provide accommodation to them in the future.

2 identical letters giving me a possession date of 8/3/22 and one stating that the case is to be reviewed in a 10 minute hearing on the 3/5/22 so...-

Suggest insurance claim. You might well want someone batting for your side rather than just have loss adjusters paid by insurers deciding why they won't pay out.. e.g.
