You have done what i was about to suggest - Contact the environmental health dept in the council, if you can track down the landlord it maybe worth your while dropping them a line with the issue, but as you say they don't have to do anything, the HMO licence side of things mentioned above is a good...

I have a question to which I suspect I know the answer, but I'll ask it anyway.

We live in a house whose garden backs onto other gardens. One of those houses is let to a group of students.

The students are given to making noise in their garden, particularly...

Treat as any other issue with neighbour, owners, tenants... Good guidance on CaB website re neighbour disputes.

Can just about remember how I acted when a student in the 1960s.....

Start keeping a log of all noise incidents and complain to the council. Also worth checking if the rental property needs a HMO licence and if so that it has one....

If there's any arrears or excess damage which the deposit wont cover, make sure you get a CCJ against the T, that way you get some justice and other LL's don't provide accommodation to them in the future.

I have 3 letters from the court today all dated 22/2/22 referring to an accelerated possession that went before the judge on the 10/2/22 :-

2 identical letters giving me a possession date of 8/3/22 and one stating that the case is to be reviewed in a 10 minute hearing on the 3/5/22 so...

Suggest you get CRN from tenant or require one from Police.

Suggest insurance claim. You might well want someone batting for your side rather than just have loss adjusters paid by insurers deciding why they won't pay out.. e.g.

Windows and front door smashed

Tenant messaged this morning to say her living room window and front door were smashed in last night plus some other damage. She called the police who arranged for someone to secure the broken window and door.
In all the years of being a landlord, I've never had to make an insurance claim before,...
