by jpkeatesYou can use ground 8 if the tenant owes the value of two months rent when the notice is served and when the court hearing takes place.
You can use 10 and 11 if the grounds are made out, which seems to be the case.

by ash72You should be assigning any payments to any arrears first, regardless if the payment related to the current month's rent. You should also be sending the T a statement showing the arrears, and how many day's late the payment is, this is useful for to support Ground 11.
