There is a wider issue as obviously poorly behaved neighbours also have an effect on good tenants. Rubbish storage and collection had become an issue in our area, which by coincidence is now populated by a high number of 'social ' tenants who can have difficulties with observing normal social requirements....

Does this also apply in the case of a Replacement tenancy, please? I have seen some contradicting messages on the Internet where it was written that the "clocks don't reset in the case of a replacement tenancy" and s21 can be served sooner....

I suppose another advantage is no paper or wet wipes so less blockages.

Of course if you are going to use a spray instead of paper then your metered water bill is going to go up.

Some so called conservatories are really just greenhouses, and greenhouses are not necessarily designed to be waterproof.
If it has a concrete floor, and no electrics that might be what OP has.
