    I served a tenant a section 21 in july 2020 and gave them the recommended 3 month notice period at the time due to covid 19. Is it too late for me to apply for the possession order now? Wil the section 21 still be valid?

    The agent is likely to make more money if you move out, hence the rather glib response.

    There is no guarantee of a good reference regardless of what you do. Disputing the rent rise is probably not going to help.

    If the premises are different then It would have been a new tenancy.

    Which would mean that the notice isn't valid, as it cannot be served within the first 4 months of the tenancy. (Assuming that the tenancy began in October).

    Thank you both so much for replies. It’s been a hard year... my partner lost his job due to covid.... then I had a terrible accident and ended up in hospital for 4 months and have been left with a severe disability. The landlord doesn’t know any of this because we have dwindled our entire savings...
