I've read it already. I don't want to get the tenant out. Accepting all the tenant issues that have been highlighted, I don't see how taking vacant possession and then finding your own tenant negates those issues. A bad tenant is a bad tenant....

Hello good people. I am currently in the process of buying my first BTL house. There is already a tenant, so I don't need to find one.

Can any anyone point me to a check list of 'must do legally', and also 'highly advised', please? I 've done my research but there's nothing like hearing...

I agree with DoricPixie, it would be sensible for you to communicate your intentions to the landlord.
And any sensible landlord would be happy to proceed on that basis.

Not all landlords are sensible (although I don't see what else they could do, rational or not)....

On 09.12.2021 I moved in to a flat and signed 6 months contract.
Then on 08.04.2022 I have been served section 21 notice by the letter trough the mailbox...

I have started reading about this and found in the web that agency cannot issue section 21 notice until...

That conclusion makes the assumption that the wording of the tenancy agreement contains an agreement about the deposit which is enforceable, that the reason for the default is not in dispute and ignores the issue that a tenancy agreement is a consumer agreement, which a commercial lease is (usually)...
