    Eviction help please

    Hi I'm new here, not sure where else to go for proper information as council tell me one thing and solicitors say another.
    First off, do I need to be registered as a land lord and have a licence to serve a section 21. I live in Wales.
    I do have more questions and will go into detail if needs be.

    The penalties for not doing so however, mean that an unlicensed landlord cannot serve a section 21 notice and leave themselves open to a £150 (or £250 fine depending on the offence) statutory penalty notice and if prosecuted, a fine of £1,000 (or unlimited depending on the offence).....

    Blimey, all that publicity, deadline to be signed up by 23rd Nov 2016 - serious, calm, polite question: How did you not know it was (probably) required?
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

                Yes there is a tenant, just rang rent smart and I won't be punished for registering late. But it takes 8 weeks for a the licence.
