    As KTC says, read the agreement, but if there have been 3 renewals without involving the guarantor I would expect (& hope..) that any judge would rule guarantor no longer liable: How can alleged "guarantor" know what he has agreed to, and thus what he is liable for?
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      After 3 years as G it may be prudent for LL to credit check G and get him to sign a new DoG or require T to provide a new G, if LL thinks T requires one for future.
