    Do you include children on Tenancy Agreement?

    I am just about to confirm a new Tenant, she has a young son (a child). Do I include him on the AST agreement or any other paperwork? Obviously I understand the child wouldn't be liable or checked.

    I tend to list non-tenant permitted occupiers, just so if there is an argument about other people living there.
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      Mine says:

      "6.1 The Tenant must occupy the Property as the Tenant’s only or principal home;
      6.2 The Tenant’s children or other dependants who are under 18 years of age at the start of the Tenancy may live at the Property as members of the Tenant’s household;
      6.3 The Tenant may not sublet, share, or part with possession or occupation of the Property or any part of it, nor take in any lodger or paying guest;"

        IMO No occupant under 18 yo needs to be listed as a T on AST, unless sole T, but I would consider adding a child when 16+.
