    Reported plumbing problem, landlord was quick to reply but plumber didn't show up yet

    I reported a plumbing problem to my landlord (toilet flush stopped working). The landlord was quick to reply and told me 2 days ago I would be contacted by the plumber to fix the problem. The plumber did not contact me yet. I contacted the landlord 24 hours ago informing of this situation and I did not receive a reply yet.

    What is the reasonable time to get this solved and how to proceed?
    I am thinking there is not shortage of plumbers in London, so why is this taking so long?

    Follow the excellent advice on Shelter's website including a draft letter to your landlord here... (write, yes, WRITE - keep copy!)

    Your contract is with your landlord: It is for him to get a plumber round... and to chase one for you: There are many suppliers of such services and one cold be round within hours (if he's prepared to pay).
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...


      Use a bucket?

      (To flush with, not to cr&p in.)
      To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.


        If you are moderately DYI-minded you can also just buy a new flush for £10 and spend 30 minutes fitting it.

          I would suggest this too, if you have time.
          Plumbers are now in their very very busy time of year, so finding a handyman might be better than a plumber (as they are not charging around fixing broken central heating/servicing boilers).

          And as above, a bucket topped up with water works well for flushing when the actual flush is broken. Fill it up from the bath.

            Even if you are an AST "tenant", you are tenant of Sarah, not a tenant of Sarah's landlord. If Sarah ceases to be a tenant that does not make you a tenant of Sarah's landlord (nor does any deposit you paid to Sarah have anything to do with Sarah's landlord).

            There's not normally an issue with the gas certificate timing other than the very first one.
            That said email is not how you give people documents like that, unless the tenant has agreed to be served them by email.

            About 3 weeks ago I had a gas certificate issued.

            I forgot to email the tenant a copy of the document.

            I plan to evict the tenant with either a Section 8 or 21 and want to know whether there is any issue regarding the delay to give the tenant the gas cert?
