    Does the landlord need an EPC if he pays the bills

    Hi,

    I have been renting my property out with all bills included and now need to issue a section 21.
    After reading the "How to Rent" checklist it states that the landlord should give the tenants an energy performance certificate (EPC).

    As all the bills are included with the rent do I need to still give them one.

    I should just do it mate. You'll only get some awkward judge see a way to thwart a landlord if you don't.

      Just serve it: And GSC. Then serve s21 day later.
      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        You need to include the EPC with any advert for the property and give one to the tenant at the start of each new tenancy.
        Who pays the bills isn't relevant.
        When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
        Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).
