    Real question is how likely is LL to pursue this in court. Answer - very unlikely, he'll cut his losses (if indeed, he has any, which doesn't seem particularly likely).

    You kiss goodbye to your £400, for which you've actually received nothing, £200 of which presumably goes to LL, so it would be very hard for the LL to show he has 'lost' anything. Though I'm not quite sure what your agreement was regarding the £200 'holding deposit' - other £200 agency fee you'll never see again.

      The holding fee is probably recoverable. It depends on the terms on which it was paid. What work did the agent do for the admin fee that was not covered by the terms of his engagement by the landlord?
