I have a potential guarantor who is very busy professional and would find it difficult in the circumstances to meet for an ID check in person as he does not live locally. Is there a way, by using a local solicitor or some-such, which could verify the ID more convniently for the guarantor.

If you were in my position, would you trust that the deed of Guarantee is signed and witnessed not in your presence? Would it be better to insist that a solicitor witnesses it?All posts in good faith, but do not rely on them

Had the guarantor been more local; is it acceptable for the agent to witness the deed of G and the ast being signed, or does it have to be more a more independant person?All posts in good faith, but do not rely on them

by jpkeatesThere is a specific requirement that the tenant has to agree to receive those particular documents in writing and provide an email address to do so.
If they do not, the documents are not correctly served.
That limitation doesn't apply to any other documents, so that can be supplied electronically...-

Reply to Am I obliged to....by Hudson01Keeping my suspicious mind in gear, you could be right.... if they have asked for a rail and then months later they '' fall'' due to a lack of rail..... could the take legal action ? Maybe, i assume you have landlords insurance with 3rd party liability etc.

It's just something they flagged. I'm a little worried in now one of the falls down the stairs and I'm then liable as they mentioned it and I hadn't actioned.
