    Date for section 21

    If I want to serve notice today, the tenancy agreement started on the 19th what date do I write please?

    Please answer the questions in the link below with exact dates.


      Q1 – Where is the rented property located (England / Wales / Scotland / N Ireland)?

      Q2 – What type of Tenancy Agreement (TA) is this e.g. sole tenant / multiple tenant / room only?

      Q3 – What date did current TA start dd/mm/yy?

      Q4 – How long was initial fixed term (6/12/24 months / other)?

      Q5 – Does the TA state that rent is due weekly? / 4-weekly? / per calendar month (if so, on what same date each month)?

      Q6 – Did the TA require a tenant damage deposit to be paid? If so, on what date was this paid (dd/mm/yy)?

      Q7 – If your query relates to a notice for repossession from the landlord (a Section 8 or Section 21 notice) or a tenants's notice to quit to the landlord, please provide the exact date the notice was sent/received (dd/mm/yy).

      Q8 – Does the landlord live in the same property as the tenant?

      1) property is located in England
      2)sole tenant
      3)19th December 2014
      4) 6 month fix term now end of fix term
      5)rent is due monthly
      6) no deposit taken
      7)need to give section 21 (4) a notice and section 8 could someone please send a link where I can download it from
      8) no landlord does not live with tenant


        Can someone give me the link for the section 8 notice? And what grounds I write as the tenant is damaging property And not paying rent.


          Your landlord association website has forms to download..
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...


            What possible dates do i write on the section 21


              One more thing is that the tenants do not let us into the property, so there is no gas safety check done. Can i still serve a section 8 and section 21? They are not paying rent and damaging property.

                The lack if a valid gas safety certificate does not prevent you serving either notice.
                You will probably have most success with the s21 route.
                When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.

                  Yes, there are some who seem to have fairly consistent positive performance over a period of years. I would be skeptical, though. Could be explained by them having holdings in a few companies (e.g. Amazon) which have done very well over that time(?) I would suspect survivorship bias.

                  I will post here but it may get moved - but at least it gets a bit of exposure to begin with lol

                  I've used a platform called etoro for 2 or 3 years to hold shares in some cruise stocks (don't laugh) - mainly because we do 4 or 5 cruises a year and the shareholder benefits can be quite handy....

                  I suspect he is a professional scammer, i do not believe anyone can be such a wimp as to be running scared over a few spiders etc, he may be doing this to simply be paid off to leave the tenancy etc. I would engage a solicitor given he will try all he can to get money out of you, offer to end the tenancy...

                  1. youve been given notice, you do not have to give them a months notice before you leave. but do time it so you leave without having just paid a full months rent eg leave on 31st if rent is due on the 1st. trying to claim rent back is a pain and they will do their best to screw you out of as much money...

                  I can only give my opinion based on what i see when dealing with ASB and general bad behaviour with tenants as part of my job, even as a landlord, if i were in your position with the arrangement as it is.... i would not want the flat to be allowed to be a BTL, Yes it may limit the number of buyers but...
