    Tenancy agreement allowing tenant to sublet rooms to lodgers ...

    I have a 3-bedroom apartment and come across a really good fella that would like to rent the entire apartment, and then sublet two of the rooms to lodgers - I understand this would make him a mesne landlord.

    I am happy with this arrangement, but would like some guidance on drafting an appropriate contract that clearly states that:
    a) He can only sublet the rooms to lodgers with him as a resident landlord
    b) He cannot sublet the entire property
    c) He can only take on one single individual in each room (i.e. no couples or multiple people allowed to occupy one room)
    d) If he leaves, then the lodgers must also leave and their contracts become invalid

    Any of you have an idea of what sort of agreement / contract I should use?

    I assume from your question that you would like to have them on a lodgers agreement so you could evict them with a moments notice.

    We rented a flat out with the local branch of a national estate agent. They were charging a very low fee (that should’ve had my alarm bells ringing) and had a tenant immediately available. This was Dec2020/Jan2021 and the tenancy paperwork they sent to me was minimal.
