    Tenant is a fire risk help

    i have just been to a house i rent and found that a light fitting has broken at the bottom and the tenant was using duct tape to hold a bulb in , and the white plastic on the fitting at the bottom was brown, the main tenant has 2 relatives lodging there who may have resorted to this, what is the best thing to do?

    They have also kicked through the base of an internal door as they were locked out , they climbed through a cellar window then kicked through an internal door, they have offered to pay for the door but i'm beginning to feel they are risky ie more damage could happen at worse a fire.

    Report criminal damage to police, perpetrators unknown, get a CRN.
    Write calm polite letter to tenant noting damage and enquire what/whom caused it &who is doing what about it.

    You may nneed to inform your insurers.
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      1 if AST allows serve precautionary s8. No need to act on it if T takes the hint.
      2 repair the light fitting on safety grounds and bill the T the cost of repair.

        This property is rented in England , as an AST
        initial term was 6 months and was a joint tenancy which ran 1/03/2015- 31/05/2015
        a new tenacy was signed on 1/09/15 as a sole tenancy
        the rent was paid in full at the start of tenancy / 6months rent in full.
        A deposit was paid to the TDS I received notification of deposit on 9/03/2015
        I don’t live in the property

        the main tenant has a fixed period till 1/03/2016 and has paid till then , ? can i serve a sec 21 and time it to expire on 2/03/16, in the mean time should i also , write and reiterate tenant obligations under agreement in regards to damage and repairs, and reiterate
        not to attempt any repairs to any services, fixtures or fittings without discussing it with myself?

          they have openly admitted they have broken the door and said it was an emergency and intend to replace it as it was.
          do you still think i should report as criminal damage?

            Please do not waste the Police's time. Reporting it was a silly suggestion.
            I would serve a valid Sec 21, tell them their responsibilities, and then leave it at that for now.
            Allow tenants to protect their own deposits. I want free money when they do it wrong

              the end of the tenancy states 'Expiry dat , to and including - 1st march 2016' could you just clarify for me on the fixed term section 21 the notice expiry would be 2/03/16 or can i just state it expires after the 1st march 2016
