Aplologies, as elninio says valid NTQ will expire on 11th Oct IF served (received) by 11 Sep.

P&P we are just explaining what the Law requires tyo todo to avoid further costs. It is very hard to get successive Tenancioes to dovetail together seamlessly. Once served your NTQ is irrevocable. s21 is not a NTQ.

Thanks for the advice. Hopefully I can confirm our new tenancy and start date tomorrow. So I can put in writing before 11th. To give notice, do I need to say we are giving 1 month notice to finish 11th Oct but would be like to sign a deed of surrender to give up the property on x September?

Yes, but not at the same time. The notice needs to be unequivocal, so serve that first and keep it simple. After that, contact the agent to negotiate an earlier exit.
