    I am relatively new to this forum and have been very impressed with just how up-to-date the information within it is. This is in no small part down to Paul F's single handed crusade to inform all.

    My word of caution is to consider that sometimes you can be too up-to-date, hence the disclaimers at the bottom of some posters messages.

    The phrase 'The law is an ass' was coined for a reason and one of those reasons is to do with the speed that it moves.

    A good example of this is Agents who are still winning their commission renewal fees through the courts despite the new Unfair Terms legislation which should prevent this. I should know, we won a couple of weeks ago, and only now are changing our Terms of Business away.

    The problem is that a lot of the knowledge here will be ahead of some county courts and a long way ahead of some of the disreputable agents.

    Please take legal advice before deciding that new legislation will back you 100% or you could be in for a shock.
    For the avoidance of doubt, I am not a solicitor nor a specialist. I have simply spent many years in the business and am expressing my opinions. I would urge caution to any individual using these forums as a sole basis for decision without first speaking to a solicitor.

    Well said mjpl! Some judges unfortunately are not up to speed either which precipitates the aggrieved party sometimes appealing against a decision if they know the judge is wrong (they are so pompous at times you wonder if they really want the job or possibly are slightly more interested in the money!).

    The reason I've posted on the zone for over 3 years now is that I have obtained qualifications to degree level on Property Management as well as some others, and have a large library of law publications to hand on housing and landlord & tenant law. I also have direct access to some of the top specialist legal minds on the subject. It helps me keep on top! Lawstudent is a bit good too!

      Your information is severely deficient,
      Of course a move out inspection can be chargedeven with no move in report.
      You accepted LA fees by proceeding with Application.
      Deposit ADR cannot be used to contest Agency fees.

      Hi - I attended court a few weeks ago, we used several grounds in the section 8, the mandatory one being the rent arrears, they didnt put a defence in, show up or pay so the judge just asked for proof I had served the section 8 (proof of postage receipts from the PO) and an up to date rent statement...
