    Tenant improvements to property - WWYD?

    Morning all,

    Rental property with a council bathroom, the tenants have offered to replace the bath/tiles at there own cost.

    (The bath has issues at the moment, the bath seal is leaking.. i.e. Silicone needs replacing).

    They have previously asked for a contribution towards the costs of the work, however we offered the minimum (to repair the bathroom... business choice).

    Unsure at this moment if its DIY attempt, or paid for professionals undertaking the work. More info to be requested/follow. We are happy to have the bathroom upgraded...however Quality is at the back of our minds. We are responsible for a Quality job, and if its a mess...we have to foot the bill...

    T ~ No issues. Very positive praise from the LA about the property/from the neighbours...

    If you knew the tenant's profession was as a tiler then I might consider it.

    Often tenants think this sort of work is easy but it is not and you end up with poor quality repair and more leaks.

    It is your duty plus in your own interest to have a good, sound bathroom. Get a professional in I say.

      Don't even think about it. Either fix the sealant or replace the bath/tiles, but at your own cost. This always goes wrong.

      You and tenant will have different expectations of what the final job will look like and how good quality the job is, which will cause problems.

      Even if the final job is perfect; what happens when you want them to leave (even if you don't have any forseeable plans for that, things change)? Despite agreeing in advance that they are in agreement with receiving no compensation for the work in this eventuality (which they would probably only do on the assumption that they'd be able to stay on indefinitely), it will inevitably create an issue at that point, even if you would be 'in the right', and at the very least makes the process all the more unpleasant and complicated.

        What i would want is Mrs Chicco to go visit the property, and listen to the tenants views on what is wrong with the bath. It might be a case that the bath is replaced with a metal version, and one row of tiles to make good the finish.

        I just feel a can on worms opening here.... first the bathroom....then the kitchen....

          You'll get differing opinions here. It may not help you make a decision. Some Landlords will not allow Tenants to repaint a room or wall, some because they've been burnt by idiot attempters in the past and now play it safe.

          I allow some improvements... I agree via email the conditions attached. Simple example is the Tenants wanted to replace a perfectly functional purple bedroom carpet with a cream one. They plan to stay long term. I am happy for them to have something that more suits their tastes. We agree that it will be a specific carpet (they just provide me a product link to look at), we agree it will be professionally fitted, we agree that the carpet becomes part of the house and doesn't leave with them. As long as that's OK, you're getting improvements to your asset for free or for a nominal amount and happier Tenants to boot.

          With a bathroom, I'd want to see what was being proposed and I'd want reassurance it wasn't a DIY job, even if the Tenant was a Plumber / Tiler.

              Listen, you get off your backside, go visit the property, and if you or Mrs Chicco are unable to see the problem, then get a builder in who can tell you.

              Your tenants have been KIND enough to tell you of a problem. A problem that could rot your floorboards if bath edge and tiles let water past.

              It's your property, and if with age or use, things need replaceing / maintainting and all you can say is, "It's a can of worms" -- then get another job instead of being a landlord.

              By the way, get off your backside, take a tradesman with you, get advised what is needed, - get the tradesman to do all the repairs, at your cost, and within 4 weeks from today.

                Sorry, my post was a bit thin.

                The LA is a fully managed service, its 12.5% of the rental income. They visited the property for an inspection, they observed the Bath Seal was worn, and the tenant commented that the shower pressure was poor. This was passed back to ourselves, we pressed the agent for more info. The LA send a tradesman to visit the property, the replaced the shower head on the first visit, and quoted to replace the bath seal. The bath seal quote was agreed and the tradesman visited the property.

                At this point, the tradesman was turned away from the property by the tenants...and post #1 became effective...

                I shall task Mrs Chicco to visit the property, speak with the tenants about the issue....and why they want the bathroom replaced when its perfectly serviceable...except for a new bath seal (plastic bath movement) every 2 years or so.

                  If the property is improved by the tenant, they can ask for compensation for the improvement.
                  Section 1 of the Landlord and Tenant Act 1927

                  Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

                        If tenant denies access to someone I've sent to do repairs they receive a S21 notice.

                          Serve a Sec 21 notice.
                          Serve a letter stating that you will be repairing the bath property on "x" date.
                          Allow tenants to protect their own deposits. I want free money when they do it wrong
