Hi...thank you for your help...yes I have got their deeds and got the landlord addresses and names.
I have no direct relationship with the problematic tenant despite my attempt to be friendly hence why I want this to be as formal as possible and hopefully future proof.
I don't think they are aware being in the wrong...the landlord or his agent has not informed hence why we are in this situation.
Where do I go fro here now?

Have you spent your £3 (each) and looked properties up on Land registry to find name & address of owner (who presumably is landlord - but at least a place to start)

You have a very tricky situation , you have the right to ask your solicitor to write to the tenants and their respective Managing Agents reinforcing your rights but in this sick society we live in there is a high probability that at least one tenant will take umbrage and effect "revenge" by damaging your car or property and unless caught very difficult to point the finger of blame.
I think initially it is down to how well you know the tenants , if it amicable then take time out to gently remind them of what they are allowed to do under the terms of the rental agreement and definitely what they aren't. If that doesn't work then speak with your solicitor but if it get to that point , I fear that you will suffer and not them.

Hi,
I need your help please. The 3 houses on my left are rented out and in my title, I need to give them the right to drive through my property to access their allocated parking spots. However, over the years, every tenant that occupy those houses seem to be not aware of this. They end up putting their wheel bins on my property and most annoying is parking on my property and making access to my garage very difficult. I informed the letting agent before and even shared with them my deed but this was short lived. I don't want to blame the tenants as I don't think they are aware of these facts. Plus I don't want this to be personal.
I am not sure which course of action I should take. I don't want to knock on 3 doors and beg as this is my right...I was thinking of asking a solicitor to write a firm letter to the landlords and their managing agents...
Any wise advice you would recommend please?

Surely any such agreement should not give them the right to sell his property until he was able to take possession of the new one?
I certainly wouldn't sign/agree to anything that allowed it, what if the builders go bust and the new build...-

by nukecadInterestingly; for people receiving Universal Credit any rent that they get from a lodger or sub-tenant is not treated as income.
It is counted as income in 'legacy' Income Related benefits such as Housing Benefit or Jobseekers Allowance but for some reason not in UC.

My zone 2 plumber is £65/hr but Pimlico (for instance - no idea why anyone uses them) can be over £100. But even at that rate there would have had to have been a lot of complications to add up to almost...-

by fpyardsI moved out of a flat a few days ago. While I was in the flat there was a leak due to a punctured pipe in a wall cavity that the landlord is claiming a deduction from our deposit for repairing.
The total cost being claimed is £492.50 for the plumber's work and £180 to repair the wall....-

Admittedly, I haven't informed the HMRC. Thankfully, I have a separate bank account solely for house rent and expenses. I've also kept a spreadsheet. This will be taken care of in the coming weeks. I don't want this hanging over my head...
