    Hanging a mirror for tenant


    I have a new tenant who has asked me to hang a mirror for them.

    He isn't in at regular times and say he wont know where he is day to day so said it is fine for me to do it when he isn't in. What are your thoughts of this?

    Also, if it needs any fixing kit who should pay for that?

    If he's supplied the mirror, I would get on and do it, bearing any incidental costs myself. Providing of course that he understands the mirror has to stay when he leaves.
    To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.


      I'd just go in and do it. He should really pay for the fixing kit - they don't cost much. I'd get one and tell him how much it was and leave it to him to pay.


        Why would you as the landlord do something which could leave you with some serious liability for no good reason at all? Think about it, you put up the mirror and didn't do it properly, it falls down and cuts the tenant. All for the sake of what exact reason? Why can't the tenant do this himself?

          The tenancy agreement almost certainly denies him the right to drill holes etc etc...

          I'd agree to an (insured, decent) workman doing the job at his expense. That way he's unlikely to succeed if he sues you when it falls of & cuts his foot off and he has to hop it...

            Right. I have asked him and it turns out it's a mirror with a string (like a picture frame) so will require just a picture bracket or screw in the wall. Would you still suggest I don't do it?


              I'd suggest a picture bracket (the kind with two nails) rather than a screw (smaller holes).

              And the tenant can do it themselves - as long as you don't mind the holes.
              Remind them that they need to take it away with them when they leave (and fix the holes).

              You can't be fitting mirrors for your tenants.
              See if they want a bath running at the same time...

                I would not want to fit anything to a wall that could fall down and is heavy and contains glass. I would do it for my girlfriend or my mum, they'll not sue me if it goes a bit awry... I have a good drill now and I understand about the best wall plugs for different types of wall, but I'd still be saying to my Tenants you either do, or do not, have permission to hang said mirror yourself. It's the only logical way forward. Why you would even contemplate doing this is confusing me. It's not maintenance. It's your Tenant making this house more their home. All good stuff... but stuff that they do. At the end of the tenancy you either agree the mirror will be left in place or it's removed and the wall is returned to its original condition... or a minor deduction is taken from the deposit. The way you are approaching this means that the Tenant won't be at all liable for anything... they'll take their mirror at the end and they'll leave holes in your wall which you created.

                P.S. - just to be clear, I would allow the Tenant to do this for themselves. I'd have a quick email exchange to get it on the record.


                  When asked about wall fixings I always refer to the fact that they are proscribed in the contract. I also advise that if if they choose to ignore it, they should ensure the fixing marks are repaired and repainted such as they are invisible at the end of the contract to avoid any charges. I also suggest they consider Command Strip removable adhesive hangers if they are appropriate for the job. If there is a tanked wall or other problematic feature, I advise them about it.

                  I don't see any problem with a landlord offering to hang a picture themselves (other than the small chance of liability) but would consider it beyond their obligations and would not do so myself.

                      Just say the tenant can do it as per the above suggestions. You're not the tenant's internal designer and although it does say in the tenancy agreement that the tenant is not allowed to drill into the walls, this is one of the conditions which I think would never stand up to a proper challenge.


                        Can't you just give the tenant written/email permission to hand the one mirror. My Landlord does this. I have permission to put up shelves and pictures at my own risk which I accepted. As long as I make the walls good before I leave which I will.

                          It's a loss to the landlord arising while the tenant was responsible for the property.
                          It's not necessary for them to have caused the damage themselves or been negligent in any way.

                          The tenant should try and recover the cost from the police (although they might as well not bother...

                          I don't think this is possible and I don't think I would want a tenant who is so short of cash they can't stump up the deposit.

                          The lifetime deposit has got to include some sort of insurance to cover the short fall & the details have not been worked out yet. Bottom line is - its going...

                          Tenant not responsible if police damage the door in my opinion. The tenant didn’t do it why should he pay?

                          If I left to go on a random holiday and told no one and the police were called thinking I was suicidal within the house and they kicked the door down and the landlord tried it on...

                          If the tenancy ended tomorrow, the damage would be claimed from the tenant.

                          They're responsible for what happens in the property while they're living there - just as an owner would be responsible, if the same thing happened to them....

                          But where do I stand legally?

                          If tenants agree to leave as per email, but they don't actually leave, meanwhile new tenant is due to move in. Can I claim all costs, including new tenants claims from me, from existing tenants?

                          I don't market properties until the tenants have left - properties full of tenants' possessions aren't at their best, and there made be things you need to do to smarten it up or fix.

                          It's not actually possible for a tenant to give valid notice during a fixed term, so you couldn't rely on...
