    Going with an agency

    I am moving way, so have instructed an agency to look after my 2 flats and 1 commercial property, 2 are currently empty, but one has a tenant who is in a 12 month tenancy agreement,

    my question is what will the agency have to do to inform the tenant of the change of managment??? i would like to know for peace of mind that everything is done correctly before I leave.

    The agent does not have to do anything but it would seem reasonable for them to write and tell the tenants that they are in charge. I take it you chose a viable agent?

    Why don't you, as a courtesy write and tell tenants that agent X is in charge and this is their phone number.

      I presume the LA will be managing the property repairs and I assume you don't want Ts continuing to contact you, so you can use MA address for service of Notices.
      Much better if LL notifies T, rather than T receiving request from an unknown Co.

        Where I rent properties (Beds / Northants / Nottingham) rents have risen substantially and availability has fallen. So my question is still, 6 months on from everyone being told to stay at home and with normality of work returning for many tenants (I accept not all) and many people not unduly financially...

        You can prevent the landlord from entering, as you have a right to quiet enjoyment, you can even replace the locks if you would like.

        In turn, the landlord could issue you a section 21 notice, but the notice period is 6 months currently plus the court backlog.

        In my part of London there is no market justification for rent increases and imo increased individual landlord costs is not a reason to raise them....
