    Thanks - I'm not sure communicating is the word as they've been very rude and now claiming "harassment". Incidentally I've contacted weekly requesting as you say.
    I have asked but they don't answer. From electoral records, it appears I am right with 2010.

      I am considering whether to use a litigator or perhaps a specialist eviction company, although apparently the latter were used to previously try evict the tenant unsuccessfully. Any recommendations please?

        I'd worry: First find out which company & what the problem was.

        That the previous landlord tried to evict, engaged a supposedly "specialist" to do it., they failed, and LL then sold would put up all sorts of red flags to me.. You really need to find out what the problem(s) was before starting a new eviction.

        There's something you've not been told (I'm sure you told us everything relevant you know...)

        Having found the problem there is no reason why you can't do it yourself..
        I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
