    ripped wallpaper

My tenants daughter has ripped off the wallpaper she led me to believe it was a small tear, and asked for ny spare which I gave her ten months ago, now as she is moving out she says its not enough to repair it and that she can't get the same wallpaper. She gave me option of removing paper from one wall which damaged lining it and painting it any colour I choose. Or using patterned paper to make feature. I chose later one. As when I decorated it last year I picked a blown vinyl type that didnt need painting but can be at a later date. As its textured I am not sure one plain painted wall would look right, she has now gone against what I said and bought plain paper. Where do I stand do I have to accept that? Thanks

Unless it looks too bad I would be inclined to accept it. At least you have a tenant who is not simply walking away without doing anything.
