Hi, having read other posts about completing form N5b, filling it in accurately sounds like walking through a minefield. I'd be very grateful if anyone could recommend a good online guide, or is this a situation where members would advise getting a solicitor to complete the form? Any feedback will be most appreciated. Thanks.

Why don't you pay a specialist company to do everything for you up to the point where tenant is evicted? It would be cheaper than employing a solicitor. I do not know the name of any such company but I am sure someone here does. I have been doing Landloring for 25 years and still cannot get the hang of notices, dates etc. Don't do it yourself.

If it is a simple case, e.g. a s.21 notice with deposit all OK, then it is simple enough to DIY. A bit of homework and learning the first time and you're set.
For trickier scenarios it may be better to use a solicitor/specialist.
It's like for your car: You can bring it to the garage for every single problem or you can learn to deal with the simple ones yourself. Think of it as a life skill.

by ash72Send the T's a letter/email stating that you are no longer using an agent, provide them with your bank details and your contact details. You need to transfer an deposits which the agent was holding into your account, and provide the T's with an new certificate and get them to sign the prescribed information....

I find it quite hypocritical that mortgage companies/Banks on the other hand can evict tenants much quicker and are effectively...-

I suggest you send her that notice by post. Basically posting it to your own address. You can post it from the post office and ask them for proof of posting (which is free) on top your postage cost.
