    General Advice needed for renting out my basement

    I live in a 3 story house and the bottom floor/basement is self contained with kitchen, bathroom, 2 bedrooms, living room and it's own entrance. There is a stairway to the main house with a lockable door at the top.

    When we moved to the house 2 years ago, someone from the council came to look at the basement and said it was a separate dwelling and gave the basement and main house separate council tax bands. As parents moved in it was exempt from Council Tax as they are dependent relatives.

    However my parents are moving back to their old house soon so we are thinking of renting out the basement.

    Has anyone else been in a similar situation and can give advice on doing this. A bit worried about what my lender and insurer might say.

    Does the basement have it's own front and back doors?

    Separate utilities?

    Fire protection (e.g. fire plasterboards, fire doors)?

    You would have to see what your lender says about letting. You will need landlord insurance.

    Others more knowledgeable than me will reply soon, I'm sure.


      Just a front door. Separate gas meter but not a separate electricity and water meter. No fire doors.

      The fuse box for the main house is in the basement so I'm in the process of getting that moved upstairs and an extra meter installed. Will enquire about a separate water meter.
