what is considered a fair % increase in rent
I seem to have found good tenants for my two properties after a wobbly start! In my contract with the the tenants I have an annual rent review which I feel is better to implement each year rather than propose a larger increase after 2/3 years. Both tenants are pensioners, and I want to be fair but am unsure what would be considered a fair % increase in the rental market! Can any one advise me please? jayb

When taking on any new tenants I always remind myself that by accepting this person as tenant I am inviting them in my life for long term so I always ask my self a question if this person is someone I am happy to invite in my life. We meet all our potential tenant candidates twice or sometimes even...

by davetgash72 I was debating getting a CCJ for the £3,000+ she owes in rent on the drive home yesterday. I had come to the conclusion she has enough problems at the moment and spending £205 on court fees with the knowledge I would never get it back was a waste of time and money however I have just heard she...

by Yorkie2020Tenant messaged this morning to say her living room window and front door were smashed in last night plus some other damage. She called the police who arranged for someone to secure the broken window and door.

Reply to Noise from rented propertyby Hudson01You have done what i was about to suggest - Contact the environmental health dept in the council, if you can track down the landlord it maybe worth your while dropping them a line with the issue, but as you say they don't have to do anything, the HMO licence side of things mentioned above is a good...
