Hi, I have several properties which are being managed by a management company, i have now decided to manage them myself. I am confident I can do this, my only worry is finding decent new tenants in the future, does anyone have any suggestions about tenant find . Thanks . D.

Word of mouth via family friends. Your work place. Gumtree.
Free small ads local supermarket.
If you want unemployed, ten a penny. You will also get many that work but on benefits as well and behind with rents. to get good, working T's, set out criteria in your advert, do your own ref checks, and stick to your guns. Ask the usal questions, why moving/etc/etc/etc

I have used upad which gets you on the major property sites like Rightmove and had a good response. Cost is about £100 but I would recommend you do the references yourself. There are other people around now that will do the same for a lot less but I do wonder if they make money by charging the tenants.
If you are prepared to take LHA tenants talk to the council.

by roywNo, I mean legally. If they are are there illegally they're squatting. Someone with an ast but not paying their rent is there legally and can't be removed in the way a squatter can.
