    Guarantor?

    Hi,

Can anyone tell me if it would be acceptable to ask a prospective professional tenant to provide a Guarantor (HOME OWNER) And is it normal for landlords to ask prospective tenants to pay for any credit search? If so how would it be done without putting off the tenant?

The reason for my question is at the moment I’m waiting for a tenant to vacate my property, having employed the services of a letting agent to serve a section 21. Thanks

    Guarantor?

It's usual to ask for a guarantor where you suspect there could be a problem, either the tenant is on the border line with his/her credit rating or the tenant is very young - students in particular.
It costs around £15 for a basic credit check or £30 for a full credit reference and referencing check - I personally never ask tenants for the cost of credit referencing, though agents often charge as much as £75 which seems to be accepted practice.
