Advice on evicting tenant

Hi there,

I have a tenant on an Assured Shorthold tenancy (periodic) who is heavily in arrears, and I am hoping for advice on the fastest way, and correct way, to evict him.

I already served a section 8 notice in March , and the rent arrears have not been resolved.

I am just not sure about the next steps I need to take? I have heard that section 21 notice is faster, but as I have already served the section 8 I'm not sure what I need to do?

Go with the section 8 notice if you are confident there are no valid complaints the tenant can use as a defence to warrant his non-payment. Expect a possession date 6/7 weeks from now.

Section 21 will take much longer - about 4 months - but if done correctly is a guaranteed eviction

Thank you , am I right in saying the next steps are to fill in N5 and N119 forms?

Yes you are correct - however if you are only applying under grounds 8,10 & 11 then the online service is cheaper at £100 instead of £175 for the paper version.
