    Repairing appliances in a property

    If a landlord lets an unfurnished property, then subsequently agrees with a prospective tenant to leave some items in the house (to include a washing machine). If the washing machine breaks down - is it the landlords responsibility to repair/replace the item ( there has been no tenant misuse - it has just worn out)?
